They Mocked His 1972 Deed Until the Sheriff Found the Invalid Stamp Hidden in Plain Sight

He turned and walked upstairs.

Paige waited until she heard the door close.

Then she took photos of everything.

On Sunday afternoon, Walter found an envelope tucked inside his screen door.

No name. No stamp.

Inside was a copy of the 1986 memo.

Also inside was a note written in neat black ink.

Mr. Hayes,
The stamp on your deed matters because it proves the bank dismissed the wrong document. The original record supports you. The 1986 file contains evidence that your signature was not properly obtained. Be at the courthouse Monday. Bring Sheriff Cole.
— P.M.

Walter read it three times.

Then he called Cole.

Monday morning arrived bright and cold.

The courthouse lawn glittered with frost. A larger crowd gathered this time, because by then the story had grown legs and teeth. People came not only because Walter might lose his land, but because they wanted to see the bank bleed a little in public.

Nathan Rollins arrived early with two attorneys from Nashville.

Paige Mercer arrived alone.

Walter stood beside Sheriff Cole at the base of the courthouse steps. He had slept little and shaved badly. His hands ached from holding the deed too tightly.

At ten o’clock, the auctioneer cleared his throat.

Before he could begin, Paige stepped forward.

“I represent Citizens Valley Bank in compliance matters,” she said, voice shaking at first and then strengthening. “The bank is placing a voluntary hold on the foreclosure sale pending review of original title and loan documents.”

Nathan Rollins turned sharply. “No, it is not.”

One of the Nashville attorneys whispered to him.

Paige held up a folder. “I have discovered documents indicating the 1986 deed of trust may contain an unauthorized signature and an improper notarization.”

The crowd stirred.

Rollins’ face went pale with anger. “Ms. Mercer is not authorized to make that statement.”

Sheriff Cole stepped beside her. “But she made it.”
